No. We evaluate properties in their current condition, including homes needing major renovation.
Are there commissions or service fees?+
We do not charge an agent commission or service fee for buying your property. Normal closing adjustments, liens, taxes, or legal obligations may still apply.
How quickly can you close?+
Timing depends on title, mortgage payoff, probate, and other property-specific issues. When title is clear, a cash closing may be much faster than a financed sale.
Am I obligated after requesting an offer?+
No. Requesting or reviewing an offer does not obligate you to sell.
Will a direct offer match a retail listing price?+
Not necessarily. Investor offers account for repairs, holding costs, resale risk, and profit. The tradeoff is convenience, an as-is sale, and greater certainty. Compare estimated net proceeds before deciding.

Can you buy a house in probate?+
Often yes, once the proper representative has legal authority and any required approvals are addressed. Work with an estate attorney for guidance.
What happens to belongings left in the house?+
